COMPANY RULES, REGULATIONS, CONDITIONS AND GUIDELINES FOR REGISTERED REALTORS OF CONIC HOMES AND PROPERTIES LTD

1. NO CONTORTING OF FACTS OR INACCURATE AND MISLEADING INFORMATION: Realtors are prohibited from disseminating misleading and misrepresented information, or facts fabricated to mislead potential Clients. When in doubt as to accurate facts/information, please kindly ask the Management Staff(s) of CONIC HOMES AND PROPERTIES LTD. Such deliberate and negligent mis presentation of facts which are within the knowledge of the Realtor, shall attract criminal liability on the part of the said Realtor.

2. NO LOADING, MAKEUP, SHORT FALLS OR CUT OFF: Realtors should sell at the approved prices set by the Management of CONIC HOMES AND PROPERTIES LTD, as padding of the authorized and Company approved price is strictly prohibited as such may attract criminal liability on the part of the Realtor.

3. PAYMENT REGULATIONS: Realtors are forbidden from receiving money from Clients as consideration for the sale of property, or for any other purpose(s), either by cash payment or by any other means of payment. All payments in respect to company transaction, should be directed to the company’s authorized account, and that any mis information as to receipt of money for the company, directly by a Realtor, shall constitute criminal liability on the part of such Realtor.
Note: that ALL CHEQUES AND CASH Payments shall be made only to company’s designated corporate account, in favour of CONIC HOMES AND PROPERTIES LTD, and such cheques shall be received by the Managing Director/CEO, CONIC HOMES AND PROPERTIES LTD only.
Note: that receipts of payment shall be issued only by the Managing Director/CEO of CONIC HOMES AND PROPERTIES LTD, or any other person expressly assigned by him in writing to do so, and only after payments are confirmed and cheques are cleared by the Management of the company.
Note: that Realtors are to encourage their prospective Clients to strictly stick and adhere to Company’s approved payment plan, and that any deliberate deviation from Company’s approved payment plan by a Realtor, would amount to an act of criminal negligence on the part of the said Realtor.
Note: that proof of payment and photograph of subscription – forms should be forwarded to the Company’s Email: info@conichomesandproperties.com
Note: That payment details are to be sent to the office secretary to avoid sending default information to the wrong client(s).

4. INSTALLMENT PLAN:
Clients who are on installment plan shall pay Forty Percent (40%) at first instance. Subsequent payments shall run on a six-twelve months installment plan thereon.
NOTE: that installment payments shall attract Twenty Percent (20%) to Twenty-Five Percent (25%) of the Sixty Percent (60%) installment plan.
b. Bliss Island maximum duration of installment plan is six months while Divine Estate installment plan is twelve months maximum.

5. COMMISSION:
The commission that a Realtor shall receive as his or her remuneration for the sale of a plot of land is broken down in accordance with the location of the property as follows:

a. DIVINE ESTATE (PHASE 1, 2 AND ENTENTION): Realtors Commission in respect to the Mentioned Estate to wit: Divine Estate Phase 1, Divine Estate Phase 2, and Divine Estate Extension. shall be Ten Percent (10%) of the value of the property in question, only when the Realtor Sells One or two Plots. Realtors Shall get Ten Percent (10%) along side other incentives when he or she sells Three (3) Plots and above at once.
b. BLISS ISLAND ESTATE: During the pre-launch phase of Bliss Island Estate, realtors are entitled to a 5% commission on the pre-launch price of the property in question. Once the property has been fully launched, the commission for registered realtors who sells one or two plots will be Ten percent (10%), while realtors who sells more than three plots at once shall be entitled to a ten percent (10%) commission of the value of the property along side other incentives..
c. AKWU – ULOR AND OTHER SINGLE PROPERTIES: Realtors Commission for Akwu-Ulo and other single properties shall be Five Percent (5%) of the value of the property in question.

6. CONDUCTS OF REALTORS:
All registered Realtors under CONIC HOMES AND PROPERTIES LTD, are enjoined by the Company management to conduct themselves in the following manners:
a. Realtors shall desist from any acts or omissions that will bring the Company’s name to disrepute.
b. Realtors Shall not for any reason(s) quarrel or fight with prospective Client during marketing for the Company.
c. Realtors shall not demand agent fee or compensation of any kind from a prospective Client.
d. Realtors shall not deal with prospective Clients in a fraudulent and dishonorable manner.
e. Realtors shall not have authority to receive money for consideration of sale of Company’s landed property or any other property belonging to the company.
f. Realtors are forbidden from utilizing Company’s resources for their private business.
g. Realtors are strictly prohibited from mis representing the Company’s brand.
h. Realtors are highly prohibited from stealing clients from their colleagues (other Realtors working for CONIC HOMES AND PROPERTIES LTD).
i. Realtors are enjoined by the company management to work as a team in order to market and win over a prospective client, when necessary.
j. Realtors are to make progress-report, whether oral or in writing to the management at reasonable intervals as to marketing of their prospective clients.
